I’m currently conducting a case study on transforming the Carson Press building in Denver into a music venue and nightclub. The property is a 12,000 sq. ft. Class C industrial building, currently listed for $950,000, making it an interesting candidate for adaptive reuse in entertainment.

This study will involve a real estate analysis to assess the property’s potential returns, total investment costs, and associated risks. Key factors include renovation expenses, zoning considerations, revenue projections, and operational feasibility. By applying real estate financial modeling techniques, I aim to determine whether this type of investment could be both financially viable and culturally impactful.

This project combines my interests in real estate, experience design, and nightlife, and it serves as a practical exploration of how underutilized spaces can be repurposed for entertainment.
