This project evaluates the financial feasibility of converting a 12,000 sq. ft. industrial building at 2019 Stout Street into a two-room nightclub in downtown Denver. I developed a full financial model from scratch to assess total investment, revenue strategy, and return metrics, using assumptions based on public data and AI-assisted research via ChatGPT.

A key focus of the concept is immersive audiovisual production. The venue is designed with projection mapping, lasers, and high-quality sound as central elements—integrated into the architecture to create a cohesive, experience-first environment. These features were incorporated into both the initial CapEx and ongoing reinvestment planning to maintain production as a core differentiator.

The model projects a $4.63M total investment, 14% levered IRR, and a 3.84x equity multiple over a 15-year hold. Revenue is driven by bar sales, ticketing, and private rentals, supported by a lean, efficient operating model and consistent event programming.

This project combines my skills in real estate finance, creative technology, and entertainment strategy to explore how adaptive reuse can deliver both cultural and financial value.
